Real Estate Market Sales Summary

• The number of closed sales for the first 6 months was up 66% when compared to the same period last year with 63 sales vs 38 in 2017
• Gulf front sales were the biggest winner with an increase of 180% over 2nd quarter last year
• Total inventory on Sanibel has receded 7% over the past 24 months.

Ft Myers Sales

• The number of closed sales in the $600,000 to $800,000 price range  for the first 6 months was up 41% when compared to the same period last year with 86 sales vs 61 in 2017
• All sales units in the second quarter were up 10% vs same quarter with 1709 and 1548 in 2017.
• The number of closed sales in the over million dollar price range  for the first 6 months was up 41% when compared to the same period last year with 62 sales vs 44 in 2017

Cape Coral

• Sales in the second quarter in the Southeast section went from 30% of all sales in the cape to 34%.  SW section went from 40% to 37%
• First 6 months of the year sales in the $800,000 to $1,000,000 sales increased 127% over the same period last year.
• Sales under $200,000 have decreased by 11% over the previous year but the sales from $200,000 to $300,000 increased this year 25%
